Apartment complex roof repair in Chagrin Falls OH
Just off Main Street in Chagrin Falls, there’s a brick apartment building that had a serious problem up on the roof. Animals had chewed and clawed their way through the shingles and ridge cap, leaving open holes right along the peak.
The property manager called us after noticing daylight coming through the attic ceiling. Thats never a good sign. We got out there quickly and climbed up to see exactly what we were dealing with.
What we found was pretty rough. Multiple spots along the ridge cap had been torn apart. Shingles were riped off, the underlayment was exposed, and there were actual holes going down into the roof deck. In the photos, you can see the spot where animals had been getting in and out. The longer this kind of damage sits, the worse it gets. Water starts getting in, wood starts rotting, and you end up with a way bigger repair bill.
Our team stripped off the damaged ridge cap shingles, pulled out all the old rotted material, and replaced the underlayment. We installed new matching shingles and a fresh ridge cap to seal everything back up tight. The whole point was to close those entry points so no more animals can get through, and make sure the roof is waterproof again before the Ohio winter weather hits.

Why Animal Damage on Roofs Gets Worse Fast
A very common question we hear from property managers especially is “can I just patch the hole and deal with it later?” The answer to that is definitely not. Once animals open up a spot on your roof, they will keep coming back to that same spot again and again. Even if you plug it with something temporary, they will chew right through it again. The real fix is replacing the damaged shingles completely, and making sure the new install is solid enough that they cant tear it open again. On top of that, every day a hole sits open, rain and moisture are getting into your attic and roof deck. Its way cheaper to maintain a roof than to replace one early because nobody was keeping an eye on it. This is relevant for both residential and commercial customers.
